Asset Tokenisation

Turn property, invoices, fund units and other real-world assets into digital tokens: easier to divide, faster to settle and simpler to audit.

What can be tokenised?

Real estate

Fractional ownership of residential or commercial property, with rental income paid out automatically.

Invoices & receivables

Turn unpaid invoices into tradable tokens so SMEs can unlock working capital sooner.

Fund units

On-chain share registers for funds, with transfer rules and investor checks built in.

Commodities & equipment

Track ownership and provenance of physical goods and financed equipment.

How a tokenisation project runs

  1. 01 · Assess

Is the asset suitable? Legal structure, jurisdiction and investor type.

  2. 02 · Structure

Token model, ownership rules, and how the ledger links to the legal record.

  3. 03 · Build

Smart contracts, investor portal, wallet and identity checks.

  4. 04 · Audit

Independent security review of every contract before launch.

  5. 05 · Launch & run

Issuance, monitoring, distributions and ongoing support.

Built for UAE and UK rules

Tokenised assets are still regulated assets. We design with the frameworks in mind from day one, and work alongside your legal and compliance advisers.

  • UAE: VARA (Dubai) and ADGM (Abu Dhabi) frameworks
  • UK: FCA rules and the Digital Securities Sandbox
  • Identity (KYC) and transfer restrictions built into the token

Stackroots is a technology provider and does not give legal or investment advice.

What you get

  • Audited smart contracts for issuance and transfer
  • Investor portal with wallet and KYC integration
  • Admin dashboard for registers and distributions
  • Documentation, handover and ongoing support

Common questions

Is a tokenised asset legally different from the original?

No. The asset and its legal rights stay the same; the token is a new way to record and transfer ownership. Getting the link between the token and the legal record right is the most important design decision.

Which blockchain do you use?

It depends on your investors, regulator and costs. We work with public and permissioned networks and recommend one after the assessment stage.

How long does a project take?

[Typical timeline, e.g. 8–16 weeks from assessment to launch: confirm]

Do you handle licensing?

We build the technology and work alongside your legal advisers and licensed partners [confirm wording], who handle licensing and regulatory approvals.
